From the terrace and around the house there are million dollar 270 degree panoramic views overlooking the entrance to the Gulf of Nicoya to the west, the Carrara National Park to the southwest and the Turrubares Mountains to the south<br \/>\nin the south, the La Cangreja National Park in the southeast and the Grifo Alto area in the east.<\/p>\n<p>The property and the house are completely debt-free. All municipal duties and taxes have been paid and the property can be sold.<\/p>\n<p>The community of San Pedro is small and friendly. Here you can find the original Tico lifestyle, but over the last decade it has been mainly foreigners and Ticos from San Jose seeking a quiet lifestyle who have bought and built in the area. Turrubares is one of the least populated and least populated cantons in Costa Rica and is part of the province of San Jose. Driving time to San Jose or Puntarenas is just over 1 hour, 50 minutes to the airport and about 30 minutes to Atenas, Orotina and Puriscal, the three closest towns. Jaco is about 1 hour 20 minutes away, Manuel Antonio about 2 hours 10 minutes away.<\/p>\n<p>The house has two 15m2 bedrooms, each with its own bathroom, an open plan 45m2 cylindrical and covered living room and kitchen area with a 23m2 loft above<br \/>\nIt has an attached pantry of 5 square meters, a large laundry and storage room of 15 square meters with toilet and sink and a large entrance area of about 16 square meters.<\/p>\n<p>The roof structure of the living room, the stairs, the kitchen cabinets and the bathrooms are all built from valuable local tropical hardwoods. The kitchen was designed and built by a professional chef and can and has been used as a professional kitchen, but works perfectly for a<br \/>\nthe family too. A 200 sqm covered terrace and a carport provide a large, protected area outside the house. The carport has a small 5 sqm storage room. A natural 12 sqm plunge pool is integrated into the covered terrace area of the house.<\/p>\n<p>The house is designed to be handicapped accessible.<br \/>\nThe surrounding vegetation is mixed with parts of forest, open areas and reforested native trees as well as fruit trees and plants. There are mango, avocado, guanabana, various types of lime,<br \/>\nCocoa, cinnamon, bananas and more. Several garden beds around the house perfectly provide part of the house&#039;s food supply. Compost boxes are installed and in operation.<\/p>\n<p>The land is hilly with slopes and plenty of flat land for either growing more food, for reforestation (which has already begun) or for building more homes. The original owners have tried to keep the property in its original state when it was purchased and have since undertaken secondary forest and reforestation efforts.<\/p>\n<p>The concept of the entire project is to achieve low energy consumption and environmental and structural sustainability. This eliminates the need for air conditioning. During the summer months, fans and ventilators inside are sufficient due to the extremely thick walls and window size<br \/>\nand positioning. The project has a rainwater harvesting system with a capacity of approximately 12,500 litres and can operate entirely on rainwater during the rainy season and at the beginning of the dry season.<\/p>\n<p>The house is also connected to the national drinking water network. Electricity is provided by the national electricity company ICE. Monthly water and electricity bills are extremely low. All existing roofs have been installed at a 15 degree angle with huge south facing areas, allowing for easy installation of a solar system. Grey and black water are separated and the grey water goes through a bio-filter system for irrigation. Black water flows through a large septic tank and has a large drainage field.<\/p>\n<p>The project concept offers the possibility for different types of future use and development. Designed for personal family use, it also offers excellent possibilities for commercial use, restaurant or cafeteria use (restaurant, catering and kitchen permits have existed before and can be easily renewed), as a bed and breakfast or for the development of a permaculture project, for example.<br \/>\n.<br \/>\n&quot;Super Adobe is an architectural form developed by architect and CalEarth founder Nader Khalili. Using long sandbags (\u201cSuper Adobe Bags\u201d), barbed wire, on-site soil, and a few tools, Khalili developed a revolutionary building system that combines traditional adobe architecture with modern global safety requirements that pass rigorous earthquake tests in California.&quot; (Cal Earth website). The technique has been adapted to the tropical climate, and the interior and exterior plaster is designed and executed to withstand extreme weather conditions.<\/p>\n<div>-The house has about 150m2 floor space + about 200m2 covered terrace and carport<\/div>\n<div><\/div>\n<div>-There are shops for everyday needs about 1.5 km away in the village of San Pedro. Larger purchases must be made in San Pablo (5km\/8min), Orotina (16km\/20min), Puriscal (22km\/25min) or Atenas (28km\/30min). There is a weekly market on Saturdays in San Pablo, Fridays in Orotina, Thursdays and Fridays in Atenas, and Fridays and Saturdays in Puriscal. Suppliers drive to the town several times a week with vegetables, baked goods and fish.
