Transparent real estate prices
We have been successfully operating in the real estate market in Costa Rica since 1993. During this time we have witnessed so many changes – both negative and positive.
In recent years, the brokerage of real estate in Costa Rica to interested parties from all over the world has increased rapidly, which has resulted in the opening of new brokerage offices, architects' offices, construction companies and construction companies. Today many companies operate in these sectors.
You should be careful when brokering real estate, because there are countless taxi drivers, waiters, barmen, cleaning ladies, gardeners, house or pool managers, pensioners, “helpful” neighbors, all of whom have “a good friend” who has a property wants or needs to sell “cheaply”. Of course, this group of people mediates completely "selflessly" and of course "commission-free", ... at least that's what they claim!
It is surprising that there are people who make an investment to buy a property through a taxi driver, waiter, gardener, etc. This often happens without sufficient linguistic or legal knowledge; a thing you would never do in your home country. However, this does not mean that a direct transaction would not be possible.
We are repeatedly offered properties from so-called “agents” that already include a high commission. We strictly refrain from such machinations.
Often several people want to earn money from the same property. This often leads to large price differences. This cost range is “opaque” and unmanageable for the customer. It can also happen that the legal title is not clear and important documents are missing. Restrictions exist, debts and mortgages exist, or worse, there are multiple entries.
These circumstances have convinced us that it is time “transparent sales system” to introduce:
Example; The owner of the property would like to sell and realize his property for US$ 150,000. We are offering the property at the same sales price. When the sale is concluded, we do not charge the buyer any commission, as this is normally paid by the seller. Unfortunately, not all “brokers” stick to this and try to charge a commission from both sides.
We always try to achieve the lowest selling price for the customer, as well as to implement a correct, clear, understandable and clear transaction for the buyer. For us, it is common and normal that the customer gets to know the owner, can/is allowed to ask him questions, and receives all the information and documents first hand, because no one knows better about the property than the owner himself. This is our opinion a very useful and important point to avoid unpleasant surprises later.
The buyer can obtain independent advice, with all the documents at his disposal, and thus personally check that the legal title is properly registered and that the property is sold free of encumbrances and cleanly.
The seller also always has insight into the entire sales process and can provide further details and information about his property. The buyer also receives support from the lawyer so that all ambiguities are resolved when the contract is concluded. For this purpose, the lawyers set up a special escrow account or commission an escrow company to receive the down payment. If the purchase contract cannot be drawn up due to any fault on the part of the seller, the amounts already paid will be refunded to the buyer.
This is the only way to ensure that all securities for the buyer and seller are covered and everyone is informed about the facts at all times. All parties can work together in a transparent and clear manner.
We are convinced of this concept from our own experience and that these steps are absolutely necessary. Most of our “broker colleagues” follow and support our example!
