We therefore have access to a large part of the market and are not dependent on “just” offering our own properties for sale. We also carry out extensive analyzes of the current market situation.

Despite the many agency options, you “only” have one contact person who takes care of all the work for you, such as obtaining property information, organizing viewings, etc.

Commissions in Costa Rica are usually paid by the seller. Unless otherwise agreed, the costs of the lawyer, taxes, duties, fees, etc. will be paid 50% by the seller and 50% by the buyer.

How does the brokerage system and property purchasing work in Costa Rica?

Buying property in Costa Rica differs significantly from the procedure in Germany (Europe). Since the buyer does not normally pay a broker's commission when making a purchase, it is important and makes sense to work with a broker you trust. Thanks to our good network, we can access many properties for sale and therefore have a good insight into the properties for sale. This eliminates the need for you to work with multiple brokers.

Buying real estate in Costa Rica:

The buyer submits a written offer to the seller through his broker, a so-called “purchase promise”, in which he is prepared to purchase a property. In this “purchase option” the various general conditions of the purchase are listed and of course the purchase conditions and purchase price are also set. This purchase option contract is usually associated with a nominal down payment (e.g. via an escrow account). The seller can accept the offer or make a counteroffer. As soon as all parties have agreed on a purchase price and the general terms and conditions of the purchase, a binding purchase contract has been created. Normally, a deposit of approx. 5 % to 10 % (may vary) of the purchase price is then paid by the buyer into an escrow account or an offshore company (Tilte Company) within a few days. From this point on, all parties involved are obliged to comply with and fulfill their contractual obligations within the agreed period of time. As soon as all conditions are met, the purchase is concluded (closing) and the purchase contract becomes legally valid. Then the actual transfer of ownership and entry into the register, such as the land register, takes place.

How much does it cost me to maintain a property?

We inform our customers in advance about all the costs associated with purchasing a property so that there are no unpleasant surprises or misunderstandings afterwards. First and foremost, these are the ongoing costs, as a buyer through us only incurs the expenses mentioned when purchasing the property.
