Project description
Lomas del Rey is a premium private community of 144 lots and luxury homes with stunning views of the Pacific Ocean, the Carpintera Mountains, and the Savegre and Naranjo valleys. The total area of the project is 20 hectares. The project is located on small hills with a maximum altitude of 100 meters above sea level and only 4 km from the Pacific Ocean. The proximity and altitude provide a wonderful sea breeze that constantly cools the project area. The plots average 800 square meters in size and range from 500 square meters to 1300 square meters.
50% of the properties will be completed by April 2009 and the remaining 50% by April 2010.
The expected price increase is 10% per year.
Lomas del Rey is located just 21 km from downtown Quepos, 14 km from the region's only hospital and airport, and just 25 km from the main private elementary and high school. The closest beach (El Rey Beach) is an extension of Manuel Antonio National Park, a home to white-faced monkeys, congos, raccoons and all kinds of birds and animals. The main access is via the new coastal road, which is due to be fully paved in 2008. However, it can also be reached via county roads in the cities of Naranjito and Londres, as well as other country roads. To the south, the city of Dominical is just 17 miles away and the newly planned international airport at Sierpe is just 60 miles away (versus 130 miles to San Jose!!).
The local airport (La Managua) is only 15 km from the project. There are 16 daily flights from San Jose during the dry season.
The project infrastructure includes wholly owned and managed potable water service as well as full telephone, internet, cable and electricity services, all buried underground and compliant with international building codes. Only 50% of the main power lines are antennas to avoid obstruction of visibility. All electricity services of the houses are underground. The water fountain is already installed and operational.
Existing internal roads will be built from concrete pavers. Public access to the property will be restricted and residents will be safe 24 hours a day.
Construction and architecture are subject to formal alliance guidelines with two different types of hours: neocolonial architecture only and modern architecture
Finally, the master plan provides for a clubhouse with a large swimming pool and two tennis courts, which will be exclusively available to the project residents.
The views
To the south and west, residents can watch the spectacular Pacific sunsets and enjoy the entire coastline from Punta Dominical to Mogotes Island at the mouth of the Naranjo River, part of the Manuel Antonio National Park. This route includes the long, pristine beaches of Playa Matapalo (Matapalo Beach) and King's Beach (Playa del Rey).
In the north, several mountain ranges stand out, including the Fila Carpintera, the Fila Morucha and the Savegre river basin. It is common to see red and blue lapas (guacamayas) from the Silencio Nature Reserve flying over the foothills to the north of the property.
To the east is the Savegre River, which flows from the Cerro de la Muerte, and on the other side are the beautiful foothills of Silencio, home to many animal species. To the west is the Naranjo River valley planted with African oil palm, which is now an important source of vegetable oil for biodiesel.
Regional attractions
The Quepos Manuel Antonio area is one of the three most visited areas in the country, primarily due to the world-famous Manuel Antonio National Park and the excellent world-class sport fishing. Marina Pez Vela is scheduled to open in 2010 with space for 300 slips. Numerous adventure tours venture into the beautiful surrounding river valleys and mountains and offer whitewater rafting, horseback riding, canopy tours, mountain biking and surfing expeditions. Both Quepos and Dominical offer Lomas del Rey residents wonderful dining and nightlife.
