We are moving onto a boat soon and would like to sell our property, the name: Adastra Tri-A - complete with new furnishings. The stately property on 7,000 m2 consists of two main houses connected by a bridge, three large apartments for guests or children, a separate guest house, rancho and pool, a house for garden utensils, the pool bathroom, the storage house and a carport for 5 vehicles . The uniquely exposed location is one of the best in all of Costa Rica: the view extends from the property over the entire high valley. Built in 1995, a complete renovation took place from 2006 to 2009 with a total of 111,000 working hours (sic), last refreshed in 2020. Authentic materials were used for the approximately 900m2 of living/usable space. The ensemble offers exclusive extras that leave little to be desired: a spacious pool, rancho with pool bar, second kitchen and BBQ, a pond, several streams with cascades, several fireplaces, jacuzzi, wine cellar and a small private 2-hole golf training facility. Course with bunkers, tees etc. Adastra Tri-A of its kind is unique in Costa Rica and has been awarded by architecture magazines. Also perfect as a small, luxurious boutique hotel. Adastra Tri-A is located right next to the small town of Aserri at exactly 1330 m above sea level, in a fantastic, unobstructed panoramic location. The town center of Aserri, just 1 km away, also shines on maps with the coveted panoramic view symbol. You can expect an average of over 320 days of sunshine per year. By the way, the microclimate in Aserri is very pleasant. Temperatures range around 24°C during the day all year round and drop to 18°C at night, making air conditioning unnecessary.

About two thirds of the 7,000m2 property are landscaped as a garden, the third above the property is a small forest. Garden watering is usually only needed in March and April. For this purpose, parts of the garden were equipped with an automatic sprinkler system. The tropical one
Garden
is planted with various types of palm trees, heliconias and other ornamental plants. Fruit and nut trees also grow here, such as cas, bananas, oranges, limes, uglies, lemons, mangoes, avocados, passion fruits and macadamias. A kitchen and herb garden can be found very close to the kitchen, and a simple greenhouse is hidden but easily accessible behind the second main house. Next to it is our chicken and duck coop with a run and a small pond. (Visible only on the aerial photo). A small 2-hole golf training course was installed in the middle part of the garden, next to the first main house. Complete with bunkers, two professional driving range tees, etc. An interesting gimmick that delights owners and guests alike. The water required for houses and gardens is taken from a spring in the upper part of the property; the water has excellent (tested) drinking water quality. Depending on the season, the spring supplies between 30,000 and well over 100,000 liters of water every day. An additional sediment and water depot is interposed, with a capacity of 14,500 liters. Strong drainage pipes were also laid underground in the garden and the drainage works excellently. Photovoltaic system 8.16 Kwp with battery backup. The electrical network works with 220 and 110 volts. Monthly energy costs are zero depending on the season
or less than a bottle of cheap wine.
Security
A strategic security advantage of the property is its nature as the end property of the mountain ridge. The last 300 m of the path that leads to the property is a private path, which is controlled by the residents living further down via a shared (first) gate. The property borders small streams with cascades on both long sides and a coffee plantation above. This naturally protected location makes the residence very safe. No barbed wire fences or security guards are needed. Nevertheless, security technology was installed in and around the houses, such as: B. Alarm system and external cameras, which have so far proven to be completely unnecessary. The property is also completely fenced 2 meters high because of our dogs.
